MM2H & Your Kuala Lumpur Home: Requirements, Costs and Next Steps
Understand the programme, separate the costs and choose a completed KL home around the life you want to build here.

For a family planning a longer stay in Kuala Lumpur, two decisions need to work together: permission to stay in Malaysia and a home that fits daily life. Buying the home alone does not give you residency.
Malaysia My Second Home (MM2H) is a renewable long-term stay programme. This guide covers the federal Silver, Gold and Platinum routes for people considering a KL home, rather than the separate Sabah, Sarawak or special economic zone programmes.
01 / Understand the commitment
Silver, Gold or Platinum?
The principal applicant must be at least 25. The main differences are the fixed deposit, property requirement, programme fee and length of stay.
USD = US dollars. MYR = Malaysian ringgit. On a small screen, swipe the table to compare.
| Requirement | Silver | Gold | Platinum |
|---|---|---|---|
| Fixed deposit | USD 150,000 | USD 500,000 | USD 1,000,000 |
| Programme property minimum | MYR 600,000 | MYR 1,000,000 | MYR 2,000,000 |
| Starting property budget in KL* | MYR 1,000,000 | MYR 1,000,000 | MYR 2,000,000 |
| One-off participation fee | MYR 1,000 | MYR 3,000 | MYR 200,000 |
| Renewable programme term | 5 years | 15 years | 20 years |
| Renewal fee | MYR 1,500 | MYR 3,000 | MYR 5,000 |
Requirements: official MM2H comparison. KL threshold: government land-ownership guidance. Checked 7 October 2026.
Your time in Malaysia
Does it fit how you plan to live?
Ages 25–49: the official comparison specifies 90 days a year, which may be fulfilled between the principal applicant, spouse and dependants.
Age 50 and above: it lists no minimum stay requirement. Have your licensed operator confirm how your family’s attendance will be recorded before planning travel.
02 / Plan the money
Keep three budgets separate
Money held on deposit
The fixed deposit is capital placed with a Malaysian licensed financial institution, not an application fee. Keep it separate from the cash needed to complete your purchase.
Programme and application costs
Alongside the participation fee, allow MYR 5,000 processing for the principal and MYR 2,500 per dependant. Operator fees, medical checks, insurance where required and document certification are additional.
The home and the move
Beyond the price: transfer stamp duty, legal fees, consent costs, any financing expenses, repairs and furniture. For a condo, add monthly maintenance, sinking fund and utilities to your living budget.
A useful operator quotation separates government charges, professional fees and third-party costs. Your conveyancing lawyer should quote for the actual property and buyer status before you commit, rather than using a generic percentage of the asking price.
Deposit conditions: official Silver requirements. Withdrawal evidence: MOTAC application guidelines.
03 / Put the steps in order
How to apply, without rushing the purchase
-
Choose the route and check eligibility
Use a MOTAC-licensed MM2H operator. Start with your age, dependants, available funds and intended move date. Request an itemised fee quotation and a document checklist for your circumstances.
-
Prepare and submit the application
Your operator coordinates the application and supporting documents. You can explore areas and view homes during this stage, but a viewing or booking does not secure MM2H approval.
-
Fulfil the approval conditions, then coordinate the home
Follow the approval letter for banking, medical and pass formalities. The programme requires a home purchase after approval. Align the purchase timing with your operator and lawyer before signing a binding commitment.

04 / Find your everyday home
A completed home lets you see what you are buying

For an overseas family, the useful advantage is being able to judge the real layout, daylight, building condition and surroundings. “Completed” still does not mean you can move in tomorrow: the sale, foreign-purchase consent, vacant possession and any renovation affect the handover date.
Choose the daily routine
Start with school, work and how much you want to drive. Our KLCC vs U Thant guide compares city-centre convenience with a quieter family setting.
Inspect the usable space
Check where a study, guest bed or children’s belongings would go. A large advertised floor area is less useful if circulation space or an awkward layout takes up too much of it.
Confirm what stays
Record the furniture and appliances included in the sale. Worn air-conditioning, bathrooms or cabinetry can turn an apparently ready home into a renovation project.
For a completed condo with mall access, read Jeremy’s own-stay perspective on Crown at Pavilion Damansara Heights. These are lifestyle comparisons; eligibility must be checked against the specific unit and your programme category.
Before you decide
Can my family come with me?
Eligible dependants include a spouse, children under 21, qualifying unmarried children aged 21–34 who are not employed in Malaysia, and parents or parents-in-law. Children with disabilities have no age limit. Your operator should confirm the documents and eligibility for each family member.
Can I sell the home whenever I want?
The programme’s property condition restricts resale for 10 years, with an exception for upgrading to a higher-value home. Treat this as a long-term home decision and confirm the upgrade procedure before planning a sale.
Is MM2H permanent residency?
No. It is a renewable long-term stay programme, subject to its conditions. Neither approval nor buying a property gives permanent residency or citizenship.
