What makes a condo work as a home?

01

Rooms you will actually use

Look past the bedroom count. Compare dining space, kitchen separation, storage and the position of a study or helper’s room. Our Crown Residences listing has three ensuite bedrooms plus a study and maid’s room; the two 9 Madge homes offer different layouts, including one with a private garden.

02

The journey to your front door

Walk from the allocated parking space to the apartment. Check lift access, visitor registration and how deliveries reach you. If a private lift is part of the appeal, ask how access is controlled and what happens during servicing. Visit the shared facilities you expect to use.

03

Costs beyond the asking price

Request the current maintenance and sinking fund charges, parking details and information on planned building works. Confirm the furniture and appliances included in the sale. A fully furnished home and a unit in developer condition can need very different moving-in budgets.

Questions before a condo viewing

What does a layout such as 3+2 bedrooms mean?

The number after the plus sign identifies additional rooms, which may be a study, utility room or helper’s room. It does not automatically mean two more full bedrooms. Check the floor plan and each room’s size, windows and intended use.

Does fully furnished mean everything in the photographs is included?

Do not assume every item stays. Ask for an agreed inventory of furniture and appliances, including their condition, before deciding what you will need to buy or replace.

How should I compare two units in the same development?

Compare their floor plans, orientation, privacy, condition, outdoor spaces and parking allocations. View each unit where possible. The building address alone will not tell you whether the layout or outlook suits your household.
