When clients like Damansara Heights but find Pavilion beyond their budget, DC Residensi is one of the alternatives I show them. They can stay in the area they want, and the right unit can give them more space for less money.

From my visits, Crown has a distinctly more luxurious feel. DC is a good home to consider, but I would not present its arrival experience as equivalent to Crown’s. The decision is whether that difference matters enough to you to pay more.

This comparison focuses on Crown Residences at Pavilion Damansara Heights. Windsor, Regent and the future phases have different layouts and should be assessed separately.

The starting point

Two homes worth viewing for different reasons.

Crown Residences

For the luxury feel, with room for everyday life.

Crown is my preference for the sense of arrival and the Pavilion lifestyle. Its G1 and G2 layouts also have a separate study, giving the appeal a practical side beyond the finishes.

DC Residensi

For a larger home within the purchase budget.

This is where I take the comparison when a client loves the area but has a smaller budget. Our listed DC home is almost the same size as the Crown G2 home above, at a substantially lower asking price.

The opening prices refer to the two selected homes, not development-wide averages.

01 / The apartment

At around 2,800 sq ft, the room arrangement decides.

Crown G22,803 sq ft

4 bedrooms + study + maid’s room

Our DC listing2,788 sq ft

Listed as 4+1 bedrooms, 5 bathrooms

The difference is only 15 sq ft. That is too small to make either home the obvious winner on size alone. A separate study, the position of the bedrooms and the space left around your dining table will matter much more.

For a household needing four bedrooms and a dedicated office, Crown G2 makes that arrangement clear on its plan. DC’s “4+1” listing label does not, by itself, establish the same room combination. We would confirm the additional room’s intended use and dimensions before presenting it as a substitute for Crown’s study.

Crown G1 is a different proposition: 2,303 sq ft with three bedrooms, a study and a maid’s room. It may be enough for a smaller household, but a study should not be counted as an equivalent fourth bedroom without checking whether it meets the family’s needs.

02 / Outside your front door

Which places would become part of your week?

Pavilion: books, dinner and a film.

Kinokuniya and TGV give the Pavilion setting an appeal beyond errands. If you enjoy spending an evening in the mall, living within the development can make those outings part of an ordinary week.

My preference for Crown comes partly from that routine, alongside the lobby experience and facilities. I explain more in my own-stay guide to Crown.

DC: groceries, coffee and dining.

DC Mall’s directory includes Jaya Grocer, Birch by Huckleberry and Nero Nero. It offers its own practical reasons to stay close to home, rather than functioning only as a backdrop to the residence.

You remain in the same Damansara Heights area with its dining and shopping options. That does not mean identical facilities, services or access: DC residents use their own building’s amenities, not Crown’s.

Neither mall’s size tells you how quiet a particular home will feel. Floor, facing, traffic exposure and the route from parking to the apartment can change the experience. We would compare those routes during viewings, rather than label an entire development “more private” from its brochure.

03 / What the money buys

The current listings put the trade-off in focus.

Asking prices from our Jacee Homes listings, checked 16 October 2026. Crown G2 is RM6 million; Crown G1 is RM4.85 million, negotiable; DC is RM4.088 million nett. These are not completed transaction prices. Availability and included furnishings remain subject to confirmation.

For the closer size comparison, Crown G2 is RM1.912 million higher in asking price than DC, for just 15 sq ft more floor area. Both are advertised as partially furnished. That makes the price difference easier to understand than comparing DC only with the smaller Crown G1. The Crown home has city skyline views. Outlook, floor, layout and condition also affect the comparison, so the price difference cannot be attributed to the development name alone.

Against Crown G1, DC is RM762,000 lower in asking price and 485 sq ft larger. That is a meaningful reason to include it in the shortlist. It does not establish the market value of either development: floor, outlook, condition and the seller’s terms may differ.

The question for the Crown buyer is therefore specific: are its room arrangement, private-lift arrival and Pavilion setting worth the additional outlay to you? If the answer is mostly “I like the name”, spend more time in both homes before choosing.

All three listings are advertised as partially furnished. Compare what remains to be done, including appliances, curtains, wardrobes and any repairs. Keep purchase price and essential move-in work together, with recurring building charges shown separately. We have not assigned either home a maintenance-cost advantage without current bills.

Facilities you will use

A pool on the brochure is only the start.

Both developments provide swimming and gym facilities. DC’s developer also describes a reading cocoon and waiting lounge; Crown’s published facilities include a library and sky-level leisure spaces.

For a regular swimmer, the usable swimming area and access hours matter. For a family, the route between the apartment and children’s facilities may matter more. Choose around the activities you actually enjoy, then confirm access rules and the condition of those facilities at the viewing.

Where I would start

Choose the first viewing around your main priority.

Four bedrooms and a separate office

Start with Crown G2, then compare the exact DC plan. Do not treat the “+1” labels as interchangeable.

More floor area at a lower purchase price

Start with the listed DC home. Its asking price and size give you a clear alternative to our Crown G1 listing.

Pavilion as part of everyday life

Start with Crown. Then view DC to decide whether you would still pay the difference after seeing the alternative.

For the luxury feel, I would choose Crown. But when a client loves this area and wants to spend less, I show them DC Residensi. More space and a lower purchase price can be the better choice for that household.
