Bangsar vs Damansara Heights
More garden space, less renovation, or the places you already love? Choosing your next home starts here.
What matters when you come home?
Bangsar
A familiar life, with room to grow
Bangsar Village, BSC and favourite restaurants are part of the attraction. For clients who already spend their week here, moving within Bangsar means keeping the places and routines they enjoy.
The compromise: some of the spacious homes I show feel dated. Their land and asking price can appeal, while their interiors and condition put buyers off.
Damansara Heights
A quieter setting, a fresher-feeling home
The Damansara Heights homes my clients favour often feel better maintained or more up to date. They appeal when the buyer wants a change of surroundings and less work before settling in.
The compromise: a home in better condition may mean accepting less land for the budget. Damansara Heights also has older homes, so this is a pattern in my viewings, not an area-wide rule.

The choice behind the viewing
More space, or less work before moving in?
The difference often becomes clear when buyers step inside. The garden may win them over, but the condition of the house can change their mind.
Bangsar: what would you keep?
In the Bangsar homes I show, the appeal is often the land and generous space for the asking price. If the plot and layout already suit you, older finishes may be worth changing. But extra land loses its appeal if you also need major repairs or a different layout.
Damansara Heights: what would you avoid changing?
The better-condition options my clients favour can make the move feel simpler. If the rooms and finishes already work for you, accepting a smaller plot may be a worthwhile compromise. That advantage depends on the particular home, not just its address.
Compare the price of the home you can live in. Put essential repairs and changes beside the asking price. This helps you decide whether the extra space is worth the work, or whether paying more for a home that already suits you is the better choice.
Two homes from our collection
RM15m or RM16m: what changes?
These homes offer different proportions of garden and indoor space. Their price tags alone do not tell that story.
Bangsar corner bungalow
RM15 million
- Land
- 20,000 sq ft
- Built-up
- Approx. 8,000 sq ft
- Arrangement
- Two storeys
A broad garden for a household that values outdoor space. The key question is whether the house itself suits you, or needs changes alongside that attractive plot.
Damansara Heights bungalow
RM16 million
- Land
- 6,700 sq ft
- Built-up
- 10,000 sq ft
- Arrangement
- Four storeys, internal lift
More indoor space on a smaller plot, with a private pool. This may suit a family wanting separate living areas, provided moving between levels works for them.
The useful difference
Almost three times the land in the Bangsar example. More indoor space in the Damansara Heights example. Neither is automatically better value. The better fit depends on which space you will use and the work the home needs.
Asking prices and advertised sizes checked on 27 September 2026; subject to change. These two listings illustrate a choice, not area averages or a condition assessment.
Which would I show you first?
“I love Bangsar, but need more space.”
Start in Bangsar. Keep a promising older home on the list if its plot and layout work. Separate cosmetic changes from essential repairs, then price that work before treating the lower asking price as a saving.
“I want somewhere quieter, with less to change.”
Start with the better-condition Damansara Heights options. Focus on what has actually been maintained or renovated. Fresh finishes alone do not establish the condition of the roof, wiring or plumbing.
If neither area is tied to your routine, view one strong option in each with the same budget and essential requirements. Let the homes make the case.
What if I prefer a luxury condo?
Keep the lifestyle comparison, but compare buildings and units rather than applying the bungalow land-price pattern. Bangsar may keep you close to familiar places; Pavilion Damansara Heights combines residences, a mall and an MRT connection. Compare the actual unit’s condition, facing, layout and management costs.
