Buying a Penthouse in KL: Single-Level, Duplex or Triplex?

More floors or more room to live? A practical look at penthouse layouts, usable space and the convenience of keeping everything on one level.

01 / Understand the layout

One home. Three ways to arrange it.

Living + bedrooms

Single-level

Your main rooms share one floor. Moving between the kitchen, living room and bedrooms does not involve an internal staircase.

Suits you if: easy movement and connected living space come first.

Bedrooms

Stairs

Living

Duplex

The home spans two levels. Separating bedrooms from entertaining space can work well, but adds trips between floors.

Suits you if: that separation is worth the extra movement.

Leisure

Triplex

Three levels can give different activities their own space. The layout needs to make those levels useful in your everyday life.

Suits you if: you will regularly use the separate floors.

Concept diagrams explain the arrangement only. They are not floor plans or scale drawings; actual room positions vary.

02 / Look beyond the total

A bigger figure can still feel like smaller rooms.

A total built-up area does not tell you how much space sits on each floor, how large the main living room is, or how much of the home is taken up by movement between rooms.

Imagine 6,000 sq ft

Across one levelMore of the home can connect horizontally. A long corridor or awkward shape can still make it inefficient.

Across three equal levelsThat would be 2,000 sq ft per level, before considering how each floor is divided. It does not give you a 6,000 sq ft living floor.

Illustrative arithmetic only. Not a measurement of Katana II or a rule for how built-up area is calculated.

The useful comparison is room by room: the living and dining area you share, the bedrooms you need, and the routes connecting them. Stairs and landings serve a purpose, but they do not provide the same use as another room.

03 / Everyday convenience

Picture an ordinary day, not just a viewing.

Breakfast, a forgotten phone upstairs, laundry and bedtime all involve moving around the home. If those repeated journeys already sound inconvenient, a single-level penthouse is the stronger starting point.

A duplex becomes more compelling when the upstairs bedrooms give you separation you actually want. A triplex needs a clear reason for its third level, such as a lounge, workspace or outdoor entertaining area you will use.

04 / A real triplex example

6,268 sq ft · 4 bedrooms + 2 additional rooms · Ampang Hilir

This fully furnished home combines indoor living with a private rooftop pool and BBQ terrace. The attraction is having a separate place to entertain or spend time outdoors, rather than simply collecting more floors.

For someone who will use the rooftop regularly, that can make the arrangement worthwhile. For someone who wants the largest possible connected living area and fewer stairs, the same features may not answer the brief.

Which would I shortlist first?

“I want more space, with less effort.”

Start with single-level homes. Prioritise a generous main living area and a sensible bedroom arrangement over the headline built-up figure.

“I want separate spaces for different parts of life.”

Include duplexes and triplexes. Look for a layout where each level has a purpose you value enough to use it, rather than rooms you rarely reach.
